However, this creates a situation where bulbs are constantly being replaced on a piecemeal, as needed basis. The alternative is relamping, where bulbs are replaced even if they’re not dead, on a scheduled basis.

Why Schedule?

Scheduling allows for a more efficient distribution of the work needed to relamp. Instead of constantly trying to find time to replace burnt out bulbs, you rotate on an already determined schedule, replacing bulbs that are near the end of their lifespan. This blocks off the time in advance, and is a more efficient use of your facility’s resources. Relamping in this manner offers a number of other benefits to your facility.

Reduced Energy Usage

Replacing old bulbs with more efficient ones is a simple way to cut the energy usage in your facility. Consider the following. You can get the same amount of light out of a 15-watt CFL bulb as you can a 65-watt incandescent bulb. That’s 50 less watts, which is a lot less energy. It’s not hard to see how this can result in huge energy savings when you apply it on a facility-wide scale.

Lighting Retrofit Project: Energy Trust Of Oregon
In this Lighting Retrofit Project, at a local ice skating rink, we converted all the lighting inside the ice rink from 400 watt metal halide to new LED lighting. Click here to read about that lighting.

This lighting maintenance project was designed to provide the ice rink with a rebate from the Energy Trust of Oregon.

In the Lighting Retrofit Project we accomplished at Webfoot Trucking we collaborated with the Energy Trust of Oregon so that the company earned an energy rebate. We switched the lighting to electronic ballast and the new T8 lamps.

The second bottom line captures the environmental cost-benefits that are directly linked to electric energy savings: reductions in CO2, SOX, NOX, particulates, and water demands. These four pollutants represent a majority of the environmental damage from burning fossil fuels to generate electricity and the consequences include respiratory illness, cancers, and developmental impairment. Nowadays, the decision to relight or remodel a property is no longer one of just aesthetics. With the EPAct and other tax credits and deductions available, and taking into account the reduction of energy costs over time, the potential savings are substantial. The question now is how much money do you want to save? And how do you want to save it?

What Are the Economic Benefits of Lighting Maintenance?

  • EPAct - The Energy Policy Act of 2005 provides for a federal tax deduction of $0.60 per square foot for putting in energy-efficient lighting and the associated controls. Have a certification completed and the benefits are a simple line item adjustment to your tax return. A 200,000-square foot warehouse will generate $120,000 in tax deductions when properly renovated.

  • Utility Rebated - In the same way you get a rebate for buying a new energy-efficient refrigerator, you are also entitled to rebates from the utility for installing energy-efficient lighting.

  • Energy Savings - Simply put, a new lighting system can reduce your power usage by 50 percent. With energy costs scheduled to double in some areas over the next five years, you can see how important these savings can be.

  • 1245/1250 - After a renovation is completed, some of the assets may be considered personal property by the IRS. These assets qualify for bonus depreciation.

  • Abandonment - When a property undergoes renovation, such as adding new lighting or a new HVAC system, the old systems are abandoned for accounting purposes. This means that the net book value of the asset is written off as a loss (i.e., taken as a tax deduction). This deduction can provide significant economic benefit to the property owner.
